When our team acquired The Exchange on Orange, three buildings in the heart of Downtown Orlando, we focused our vision on designing a vibrant heart of activity in the asset’s eight-story atrium. Driven by a hospitality-first philosophy, we set out to create a central hub for community, blending modern design and cutting-edge amenities with a palpable welcoming atmosphere.
An Atrium That Offers More
Unlike the original atrium, which served as a mere passageway, the revitalized atrium has sparked a real sense of community within the building, resulting in stronger tenant retention and satisfaction. We shaped an environment that supports not only tenant success but longevity, curating updated amenities that align with modern workplace expectations including:
- A comprehensive Lobby Atrium redesign to achieve an iconic focal point and streamline building circulation.

The Transformative Power of PLACE
Through repositioning The Exchange on Orange, we saw a surge in interest from forward-thinking companies spanning marketing/PR agencies, CRE firms, financial institutions and economic groups seeking a different, more palpable experience. The resulting leasing activity exceeded expectations, with approximately 200,000 SF leased between 2023 and 2024. Additionally, the asset’s location and easy access via I-4, SR 408 and the adjacent Church Street SunRail Station furthered its appeal, making it a prime destination for local and regional companies.
